Beloved Florida steakhouse Cut 432 closes after 18 years in Delray Beach following major rent dispute with landlord
Delray Beach, Florida – A well-known part of Delray Beach’s dining scene has come to an end, as Cut 432, an upscale steakhouse on Atlantic Avenue, officially closed its doors after 18 years in business. The closure, which took place at the end of April, marks the end of a long run for a restaurant that had become deeply connected with the local community.
For nearly two decades, Cut 432 was a familiar name for residents and visitors looking for high-end dining in downtown Delray Beach. Known for its prime cuts of steak, wide selection of wines, and energetic atmosphere, the restaurant built a strong reputation as one of the city’s standout culinary destinations. It was also the first establishment launched by Modern Restaurant Group, giving it a special place in the company’s history.
Over the years, the steakhouse became more than just a restaurant. It turned into a gathering place for celebrations, nights out, and special occasions. Its location on Atlantic Avenue placed it in the heart of a busy dining and nightlife district, where it remained a consistent presence as the area evolved around it.
However, despite its long-standing popularity, financial pressures eventually caught up with the business. Like many restaurants across Florida, Cut 432 faced increasing operational challenges, including rising costs and higher rent demands in prime commercial areas.
In this case, the final decision to close reportedly came after a significant rent increase was proposed by the property’s landlord. According to an employee familiar with the situation, the increase exceeded $100,000, a jump that made it difficult for the restaurant to continue operating at that location.
Faced with those new terms, ownership chose not to absorb the additional expense and instead decided to shut down the Atlantic Avenue restaurant. The closure reflects a broader trend affecting many independent operators who are struggling to keep up with rising commercial rents in popular urban districts.
The news quickly drew reactions from local residents and regular customers. Many expressed disappointment, saying the steakhouse had become a staple in downtown Delray Beach and a place tied to personal memories and long-standing traditions. Others noted that the closure highlights a growing issue in the restaurant industry, where even well-established businesses can struggle when rent prices climb sharply.
The situation has also sparked broader discussion about the future of local dining in high-demand areas. As property values rise, restaurant owners are often forced to make difficult decisions about whether to stay in place or relocate to more affordable locations.
Despite the closure, fans of Cut 432 may not have seen the end of the brand. Modern Restaurant Group has confirmed that the concept itself will continue in some form. According to a message shared by the restaurant, the company is actively working on designing a new space and plans to reopen Cut 432 in a different location.
The group has stated that the goal is not only to bring the restaurant back but also to expand and refine the concept. While details about the new location have not yet been announced, the company says it intends to remain true to the style and experience that helped the steakhouse earn its loyal following over the past 18 years.
For now, the Atlantic Avenue space sits empty, marking the end of an era for a restaurant that played a significant role in Delray Beach’s dining identity. Loyal customers will have to wait for updates on where and when Cut 432 will begin its next chapter, but for many, its long history in the city will not be forgotten anytime soon.
